The R-22 Countdown

The Environmental Protection Agency took action approximately 25 years ago to phase out R-22 refrigerant in accordance with The Clean Air Act. The phase out began by reducing the availability of R-22 refrigerant and HVAC systems that use R-22. Each year the availability of R-22 Freon has been reduced and will cease completely by year 2020. At that point the only R-22 that we will have access to is reclaimed and recycled R-22. Additionally, HVAC systems that use R-22 have not been manufactured since 2010.

What does this mean to you?

Reduced availability means higher repair costs if you have a system that uses R-22. Your system should have sufficient R-22 unless it develops a leak. Since supply is limited, costs to charge existing units have increased significantly and will continue to escalate. If you have an older R-22 system, it is wise to consider a newer, more efficient alternative before you are faced with an unexpected costly repair. 3 Ways to Get Your Air Conditioning Ready For The Summer Heat!

Spring has sprung and summer is coming. Here in the southeast, that means hot weather.  Many of us are already turning our air conditioning with the temperatures reaching into the 80’s. One must be ready for those fierce summer afternoons that are headed our way. The last thing most of us want to deal with is an air conditioner that fails in middle of July. If you were preparing for a long trip in your car, you would check the air in your tires, oil and coolant level. You would want to have it serviced before you hit the road. It is far better to discover a fan belt when it is showing wear than when it breaks and leaves you stranded and waiting on a wrecker to get you to a repair shop. The same is true of your air conditioner. Many times simple problems can be fixed before they lead to big problems. There are three things that you can do to ensure that your air conditioning system is operating efficiently and that it will keep you comfortable all summer long.

1) Check Your Air Filter Monthly.  Change it if it is dirty. A dirty filter will restrict airflow and cause your system to have to work much harder than necessary to cool your home.  Furthermore, it will cost you more energy dollars and could lead to repair cost.

2) Have a Qualified HVAC Technician Perform a Tune Up.  Before the heat of summer hits, an HVAC technician can inspect and clean your air conditioning system. This will ensure that your air conditioning system can operate at the capacity in which it was designed.  Any problems that he/she may find can be identified and repaired before summer hits and the wait time for repairs is longer.

    3)  Clean The Area Around Your Air Conditioning Equipment.  We often do not think about the area around our air conditioning equipment. Landscaping shrubs and plants can sometimes crowd the outdoor unit and impair efficient operation. Clear away or cut back anything that could be a problem. Also, when cutting grass be sure to cut with the exiting grass facing away from the unit. Keeping this area clean can protect your equipment from damage and enable it to operate without hindrance.

A Bigger Air Conditioner is Not Always Better!

What Size Air Conditioner Do I Need?

Do you suspect you need a larger unit to cool your home? Are you tired of a unit that runs constantly and yet you still feel hot? It is easy to seek a quick fix and want to go gung-ho on a new larger unit.  It may be a little like going to the grocery store hungry. You want a big unit that will cool the house quickly. Most of us have experienced this ourselves, or know someone that has experienced a unit that is too small for the home that it serves. It runs non-stop and the house still does not feel comfortable.  The answer is a “much” bigger unit, right?

Not necessarily a “much” bigger unit, but certainly a bigger unit will solve the problem. You will need a professional evaluation of several different factors to determine the size air conditioner that will serve you efficiently and comfortably.

Your HVAC professional will need to know the square footage that you will want to cool. A good rule to follow is roughly 600-700 square feet per ton of air conditioning.  Roughly is the operative word here. How a home is insulated and or/ constructed can swing the pendulum wide one way or the other. The homes with stellar insulation may be cooled using a ton per 1000 square feet.  A home with poor insulation would require a ton per 500 square feet.  How cold do you plan to keep your home?  Some people like a colder than normal home. This is something your HVAC professional will need to know. Other important things that must be factored are sun drenched windows, or a mostly shaded lot. That is why most professionals land somewhere in the middle for a starting point. 

Choosing a unit that is too small will not cool efficiently and it will seemingly run all of the time. An oversized unit will cool quickly, but it will not run long enough to take the humidity out of the air and the house will feel damp and clammy.
